Take a Sunday drive on Towne Lake Parkway and you will see hundreds of used cars for sale. In the window of every one, by state law, you will see a condition sheet. Some will indicate there has been an inspection and others will indicate as is. Did you know not one home for sale in the Woodstock or Canton area is required to have a home inspection prior to sale? Every home for sale in Cherokee County is offered “as is” unless they are brand new construction and covered by a warranty. Even then there may be problems with construction which could lead to personal property damage not covered by the home builder’s warranty.

Can you imagine there is not as much requirement for a home inspection as there is for inspections on used cars? The good news is, whether you are looking for homes in Cherokee, Cobb, Fulton, Bartow, Gwinnett or other North Georgia areas you have the right to a home inspection. When your real estate agent makes the offer on the home you simply ask them to execute the contingency to have your home inspector perform a complete home inspection prior to your purchasing the home.

Now a normal home inspection will provide you with a great report and a lot of digital pictures.  A thermal imaging infrared home inspection will go one step further and check for those things that can not be seen with a naked eye.  The best thing about thermal imaging inspection is the fact that it can check for things in walls without ever damaging the property.

The picture to the right is where a client kept smelling a musty odor but could not locate where it was coming from.  I did the thermal scan and found this closet had moisture penetration from the water heater located on the other side of the wall.  The water heater was leaking on the back edge and seeping into the closet area which had carpet in it.  Problem found without tearing out any walls or and damage.
